Lettings Fee (SOLE AGENCY ONLY):

10% invoiced quarterly for years 1-3

8%invoiced quarterly for year 4

5% invoiced quarterly for year 5 onwards

 Mangement Fee: 15% invoiced quarterly for the duration of the rental

Lettings Admin Fees for Landlord:

Tenancy Agreement Fee for first and subsequent contract terms: £250.

Should recommendations be required for Inventories or professional cleaning, such services can be priced on a case by case basis and, if approved, arranged on behalf of the Landlord.  Charles Associates Limited has no association with or financial incentive to gain when recommending any particular services or companies.  It is recommended Landlords settle related invoices directly with the service providers.

Inventory fees: No inventory fees apply to Tenants

Guarantors: No related fees apply to Guarantors

Sales Consultancy Fee: 1% of the Sold Price to be paid directly to Charles Associates Limited.  This is to manage the transaction throughout, liaising with Managing Agents, appointed sales Agent, Solicitors and  Surveyors and updating and advising  the Client throughout the process.  Sales fee (which may include a VAT figure) to be paid directly to the appointed agent. Such fee to be contractually agreed in advance with the appointed Sales Agent. 

Retained Property Search Fee (Sole Agent basis only):

PURCHASES: 2% of purchase price of property  with upfront retainer of £3,000

(retainer is deductable from the final fee which is due on completion)

LONG TERM RENTAL: A fee equivalent to 1 month's rent with an upfron retainer of £2,000 

(retainer is deductable from the final fee which is due upon signing of tenancy agreement).

SHORT TERM RENTAL SEARCH: A fee equivalent to 2 weeks rent with an up front retainer of £750

(retainer is deductable from the final fee which is due upon signing of tenancy agreement).
