Advice for Landlords:
As your agent, I will advise you on the following regulations which must be complied with prior to the letting of your property. All related paperwork must be held on record and updated in accordance with legislation:
An Energy Performance Certificate
A Landlords Gas Safety Certificate
Compliance around regulations around Smoke and Carbon Monoxide detection units
Compliance around regulations around Furniture and Furnishings Fire Regulations
Compliance with Electrical Equipment Safety Regulations
Compliance with Plugs and Sockets Safety Regulations
Compliance with Right to Rent checks
Aside from the above, Landlords must also ensure, where relevant, that they have obtained consent to let from their mortgagee and/or the freeholder of their property if they are leaseholders. Not having such consents in place can jeopardise a rental even after it has officially commenced.
Similarily, your insurer must be notified that the property will be let and you should ensure buildings and contents cover has been adjusted to reflect this. Failing to do so will inevitably invalidate any insurance claim.
